How to read these numbers
Prices are the homes (apartments, houses and penthouses) for sale and for rent listed in our catalog today, not an average for the whole market. Punta Pacífica and Costa del Este also have offices; we count them in the total but not in the home price ranges. The typical maintenance fee is the median of the fees listed for each neighborhood.
To live in or to rent out?
If you are buying to live in, start with your daily routine: where you work, where your children go to school and how much you want to drive. If you are buying to rent out, look at the asking rents above against the purchase price and the maintenance fee: a lower fee leaves more of the rent in your pocket. Remember that Punta Pacífica’s and Costa del Este’s home prices here do not include their offices, which are a different market.
What to check in any of the three
- Visit at the times you will actually drive: morning traffic changes a lot between these areas.
- Ask for the maintenance fee and the building’s finances.
- Check parking spaces, storage and the building rules (pets, rentals, renovations).
- Compare the price per square meter between similar buildings, not just the total price.
